I was raised in the New River Valley with a deep respect for land, people, and community—values that continue to guide my work today as a REALTOR® serving Southwest Virginia. Long before real estate became my profession, I learned how much a place matters: how land is cared for, how homes are lived in, and how communities are built one relationship at a time.
I am a proud Virginia Tech alumnus, earning my degree in Environmental Horticulture through the College of Agriculture and Life Sciences. My education at Tech was not abstract or theoretical—it was hands-on, field-based, and rooted in stewardship. Through my time working with Hahn Horticulture Gardens, both as an intern and a part-time team member, I developed an early appreciation for systems thinking, long-term planning, and the quiet discipline it takes to care for living things over time. That experience shaped how I view land, property, and growth—principles that carry directly into how I approach real estate today.
Following graduation, my career took me into large-scale agricultural and greenhouse operations, where I spent more than a decade working my way through progressively responsible roles. I began in high-volume packing house operations, eventually advancing into supervisory and management positions overseeing grading, repack, harvest coordination, and labor teams. From there, I transitioned into greenhouse management and assistant grower roles, where daily decision-making, attention to detail, and accountability were non-negotiable. Crops do not wait, and mistakes are visible—an environment that builds discipline, humility, and problem-solving under pressure.
Those years taught me how to manage people, timelines, budgets, and assets—skills that translate directly into real estate transactions. Whether coordinating multiple contractors, preparing a property for market, or guiding clients through complex decisions, I bring the same operational mindset I developed managing living systems and real-world production challenges.
Entrepreneurship has always been a natural extension of my professional life. I have built and operated businesses rooted in consulting, land preparation, horticulture, and value-added production, often working at the intersection of agriculture, property, and community. That background allows me to see real estate not just as a transaction, but as a long-term investment in land use, livability, and local economies. I am especially attuned to rural properties, land stewardship, and homes where lifestyle and function matter just as much as square footage.
Today, I operate as a licensed REALTOR® with REAL Broker LLC, serving clients throughout the New River Valley and surrounding regions under my local brand, Wagoner Realty. My approach is straightforward and relationship-driven. I believe trust is earned through transparency, preparation, and follow-through—not pressure. Clients appreciate that I take the time to understand their goals, explain options clearly, and advocate for them with steady professionalism.
Outside of work, I am deeply invested in the community that raised me. I actively volunteer through Montgomery County Community Services (MCCS), supporting local families and youth programs, and I continue to stay connected to Virginia Tech through service and outreach tied to Hahn Horticulture Gardens. Giving back is not a marketing angle for me—it is a responsibility that comes with being rooted in a place.
Family is central to who I am. As a father and partner, I understand that buying or selling a home is rarely just about numbers; it is about stability, opportunity, and the next chapter of life. That perspective keeps my work grounded and client-focused.
When I am not working, you will likely find me on a stream with a fly rod in hand. Fly fishing has taught me patience, observation, and respect for natural systems—qualities that mirror how I approach both life and business. The New River Valley’s rivers, trails, and landscapes are not just recreational outlets for me; they are part of why this region is worth protecting and investing in.
